How quickly can you start managing my property?
Usually within one week. After a short onboarding call we handle the walkthrough, photography, and — if the unit is occupied — tenant introduction and records transfer from your previous manager.
Do I pay anything while my unit is vacant?
No. Our management fee is a percentage of collected rent. If you're not earning, neither are we — which keeps our incentives exactly aligned with yours.
How do you handle maintenance costs?
Repairs are billed at vendor cost with no markup. Anything above your pre-approved spending threshold (typically $350) requires your explicit approval, except in genuine emergencies affecting habitability.
Can I use my own vendors or handyman?
Absolutely — as long as they're licensed and insured for the work performed, we're happy to dispatch your preferred vendors first.
What happens if a tenant stops paying rent?
We follow a strict escalation timeline: reminder, statutory 3-day notice, then eviction filing through our attorney network if needed. With our screening standards, this happens in fewer than 0.5% of tenancies.
I live abroad. Can you work with international owners?
Yes — a large share of our clients are international and out-of-state investors. Statements, disbursements, tax documentation (including W-8/1042-S support) and communication are all handled remotely.
